{"id":38,"date":"2019-11-27T10:53:00","date_gmt":"2019-11-27T10:53:00","guid":{"rendered":""},"modified":"2022-01-11T20:20:19","modified_gmt":"2022-01-11T20:20:19","slug":"independent-review-of-planning-documents-st-albans","status":"publish","type":"post","link":"https:\/\/southwest-environmental.co.uk\/blog\/2019\/11\/27\/independent-review-of-planning-documents-st-albans\/","title":{"rendered":"Independent Review of Planning Documents &#8211; St Albans"},"content":{"rendered":"<div dir=\"ltr\" style=\"text-align: left;\">\n<h2 style=\"text-align: left;\"><span style=\"font-size: large;\">Independent Review of Planning Documents &#8211; St Albans<\/span><\/h2>\n<p>We have recently been offered a small job by St Albans Council to look over a Planning Application, and provide steering on likely Environmental Impacts to the development.<\/p>\n<p>The situation is quite unusual in that the a housing development was being assessed on the basis of proposed impacts from a large mineral working &amp; landfill scheme, that had not yet commenced.&nbsp; <\/p>\n<p>The mineral working (quarry) scheme in question had been approved by environmental permitting, but planning permission was still pending at the time of our review.<\/p>\n<p>We reviewed the extensive <a href=\"http:\/\/www.southwest-environmental.co.uk\/EIA.html\" target=\"_blank\" rel=\"noopener\">Environmental Impact Assessment<\/a> that had been submitted in support of the Quarry &amp; Landfill Application.<\/p>\n<p>We made review of the following Environmental Impact Assessment chapters:<\/p>\n<ul style=\"text-align: left;\">\n<li>Noise Impact<\/li>\n<li>Dust Impact&nbsp;<\/li>\n<\/ul>\n<p>We also recommended for further assessment in following areas:<\/p>\n<ul style=\"text-align: left;\">\n<li>&nbsp;Bio Aerosol<\/li>\n<li>Odour&nbsp;<\/li>\n<\/ul>\n<p>The main benefit to the local populace was the restriction of the sites operating hour to standard business hours.<\/p>\n<p>Bio Aerosol and Dust risks typically fall away quite quickly at a distance of 250m from source, as the housing site was within 250 meters of the proposed quarry and landfill we recommended further assessment in these areas. <\/p>\n<p><\/p>\n<div>\n<\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Independent Review of Planning Documents &#8211; St Albans We have recently been offered a small job by St Albans Council to look over a Planning Application, and provide steering on likely Environmental Impacts to the development.
