To describe the approach taken for
achieving credits under BREEAM section
Pol 03 (5 credits available). With the aim of:
“Avoid (ing), reduce (ing) and
delay (ing) the discharge of rainfall to public sewers and watercourses,
therefore minimising the risk of localised flooding on and off site, watercourse
pollution and other environmental damage.”
The gaining of these 3 valuable points are based on flood risk, surface water drainage and water course pollution. SWEL typically seek to gain the full 5 points in every instance, we have not issued a report to date that has not gained 5 points under BREEAM scoring system.
This BREEAM Pol 3 issue is split into three parts;
For example: Flood risk Two credits
. . . . . Where the assessed development is situated in a flood zone that is defined by the relevant planning, policy and technical guidance documents, as having a low annual probability of flooding. A site specific Flood Risk Assessment (FRA) confirms that there is a low risk of flooding from all sources. One credit Where the assessed development is situated in a flood zone that is defined by the relevant planning, policy and technical guidance documents, as having a medium or high annual probability of flooding and is not within the Functional Floodplain AND A site specific Flood Risk Assessment (FRA) confirms to the satisfaction of the local authority and statutory body that the development is appropriately flood resilient and resistant from all sources of flooding AND The ground level of the building and access to both the building and the site, are designed (or zoned) so they are at least 600mm above the design flood level of the flood zone in which the assessed development is located (see Compliance notes for further guidance).
